Get Your Rental Property Ready for Winter

Winter is coming and it is imperative for landlords to prepare their rentals for the cold weather season. Get pre-winter ready with this maintenance checklist.

First things first, check your heating system!

​You want to get an inspection of your heating system. Make sure your boiler, furnace or air handler is in good working order and ready to rock in the low temperatures. Change any filters check water levels etc.

Exterior maintenance

Make sure to repair any cracks in your outdoor steps as they can get much worse in the cold weather. You’ll also want to make sure you are doing all you can to avoid injuries, such as having a mat outside and making sure to have bags of ice melt ready to put down for those icy days.

Checking roof shingles and clearing out gutters is also important.  A leak in the roof at anytime of year is not fun but it is especially difficult to deal with in winter.

Prevent pipes from freezing

Make sure to shut off the water supply or supplies to the outside spickets.  Then open the outside faucets so they drain out and the pipes are empty.

Taking these preventative steps will help to ensure more piece of mind for you and your tenants throughout the winter. Better to deal with things proactively than reactively.
