Your tenant is the customer. Yes, folks, that is the truth. If that’s how you view it, you will be a good landlord and you will have success with it. Oftentimes what happens is, many landlords get a little bit high and mighty and they feel that the tenant’s down. I’ve never looked at it that way. I’ve been a landlord pretty much since I was 21-years-old. One time, I had an issue with tenants.
I’ve probably had 50 tenants in my life. One time, I can think of that I had an issue in a house that I owned with full of college students. The point I’m getting at guys is, when you treat them right, when you get back to them, when you treat them how you would want to be treated, the relationship will go a lot better. They’ll pay their rent on time. If they’re going to move out, they’ll give you an early advance heads up. Most of the time, that’s how it works.
If you are in a position where you’re like, “I don’t have time to treat my tenant like they’re the customer.” That’s when you should think about referring the business onto a property management company. One of my guys where we do treat them like they’re the customers- and I’ll tell you when I get into the property management business, a lot of people in the business said to me, “Oh, don’t use the same name. Use another name because there’s always bad reviews on Google.”
Knock on wood, I don’t want to all of a sudden get a bunch of bad reviews, but we’re very responsive to our tenants. Go look up our reviews for Lamacchia Property Management, tenants and landlords very positive. Why? Because when they call the problem, we get back to them. We take care of it. If it’s not something we can fix immediately, we tell them. We make sure that things actually get fixed.
My recommendation to you landlords is, if you look at it that way already, good for you. If you don’t, change your mindset a little bit because you’ll find you’ll have a better relationship. You will also find people will be more apt to stay in your properties, more interested in staying. They’ll be more willing to pay a little bit more rent, because like anything else in life, if people see a value they will pay. Hope that helps. Thanks, guys.
